Perreau Levignac-de-Guyenne 47120 France is a beautiful tranquil spot seven kilometres south of Duras on a ridge overlooking the Dropt valley across to the Chateau at Duras.

The cottage and small main house are set in a balanced mixture of woodland and open grassland. The woods are mainly oak with a little pine, sycamore, hornbeam, sweet chestnut, hawthorn and hazel. The house and cottage are surrounded by flowers, shrubs and roses.

The magnificent view of the gently undulating countryside is matched by the local wildlife. It is normal to see red squirrel, hare and deer whilst the birds add an extra dimension with the hoopoe often around, various woodpeckers, a myriad of songbirds and the birds of prey gently gliding past.

The detached cottage itself has one good sized double bedroom, a brown gold and cream tiled bathroom with spacious fitted shower rather than a bath and an open plan kitchen dining room living room. In all 45 square metres internal.

It is a modern cosy cottage with a log burning stove, UK TV, HI-Fi DVD & CD, cooker with electric oven & gas hob, fridge-freezer, microwave, toaster, washing machine, dishwasher, barbeque etc.
The kitchen area is hand fitted oak panneled to match the leather furniture glass tables and bespoke arched window.
The whole is way above the average cottage gite or villa standard.
The private covered terrace and garden has its own fabulous views
